To all Christian People, to whome these Presents shall come, Thomas Groves of Swindale in the Parish of Shap and County of Westmorland [Line 2] Husbandman, sendeth Greeting in Our Lord Everlasting; Know ye, that I, the said Thomas Groves for divers good Causes and Considerations, me, hereunto moving, but [Line 3] especially for and in Consideration of the full and just Sum of Twenty Pounds of good and lawful Money of Great Britain; to me in Hand well and truly paid or secured to be paid [Line 4] by William Wilson Rawes of Swindale, in the Parish of Shap and County of Westmorland Slater; the Receipt whereof I the said Thomas Groves do hereby acknowledge thereof, and [Line 5] of every Part and Parcel thereof do clearly acquitt, exonerate and Discharge him, the said William Wilson Rawes his Heirs, Executors, Administrators and Assigns firmly forever [Line 6] by these Presents, Have granted, bargained, aliened, Confirmed, and surrendered, sold and by these Presents, do firmly freely and absolutely grant bargain, aliene, confirm, [Line 7] surrender and sell, unto the said William Wilson Rawes his Heirs and Assigns: All that my Enclosure or Close called and known by the name of White-Acre, with the Waiste [Line 8] adjoyning to the said Close, the Ground of Robert Rawes on the East side thereof, and the Grounds of William Sewel on the South side thereof, situate lying and being in Swindale [Line 9] aforesaid within the Mannor and Lordship of Thornthwaite and of the Yearly Rent of one shilling and two pence, together with all and singular Commons, Common of Pasture [Line 10] and Turbarie, Ways, Wells and watering places, Walls, Fences, Hedges, Ditches, and all other Profits, priveledges, Liberties, and Commodities whatsoever to the said Premises belonging, [Line 11] or in anywise appertaining, and now in the Possession of the said Thomas Groves or his Assigns. To Have and To Hold the said Granted Premises with the Appurtenances [Line 12] unto the said William Wilson Rawes his Heirs and Assigns forever, according to the Ancient Customed Uses allowed within the Mannor and Lordship of Thornthwaite [Line 13] aforesaid; Yielding and Paying thereof yearly to the Lord of the Mannor aforesaid the said yearly Rent of one shilling and two Pence and one Halfpenny [Line 14] Prescription yearly to Sir James Lowther Bart. His Heirs or Assigns at times usuall and accustomed and also paying and discharging all other Dues Duties Suites and Services [Line 15] Due, and Accustomed, for the same, and I the said Thomas Groves by these Presents, do for myself my Heirs and Assigns, Covenant and Grant, to and with the said William [Line 16] Wilson Rawes his Heirs, and Assigns; that he the said William Wilson Rawes his Heirs, and Assigns, shall and may, from Time, to Time, and at all Times forever, lawfully [Line 17] peaceably, and quietly, have, hold, occupy, possess, and enjoy, the said Granted Premises, with the Appurtenances, without any manner of Lett Suite, Trouble, Molestation, or incum- [Line 18] brance, of me the said Thomas Groves my Heirs, Assigns, or by any of our Means, Assent, Consent, or procurement, and clearly acquited or otherwise well and sufficiently kept [Line 19] harmless by me the said Thomas Groves my Heirs, Executors, and Administrators of and from all former Gifts, Grants Bargains, Sales, Leases, Mortgages, Widdow rights, Rents, [Line 20] Fines, Arrearages of Rents, and Fines, Taxes, Impossisions, and Accompts whatsoever, (The aforesaid Annual or Yearly Rent of one Shilling and two pence and one Halfpenny [Line 21] Perscription, and other dues and services, for and in Respect, of the Premises only Excepted and aforeprized:) And further the said Thomas Groves do by these Presents [Line 22] acknowledge, and promise that I, the said Thomas Groves am at the Ensealing hereof true owner of the Granted and Bargained Premises and have [--?] [--?], [--?] [Line 23] to Incumber them, but have full Power, good Right, and lawfull authority, to sell, and convey, the same to the said William Wilson Rawes his Heirs and Assigns forever [Line 24] And lastly I the said Thomas Groves do for myself, my Heirs and Assigns Executors and Administrators, Covenant, and Agree to and with the said William Wilson Rawes his [Line 25] Heirs and Assigns, that I the said Thomas Groves my Heirs and Assigns shall and will at any Time hereafter, upon the reasonable Request and at the proper Cost and [Line 26] Charges of him, the said William Wilson Rawes, his Heirs and Assigns, make, do, and perfect any better Assurance, or Assurances, be it by surrender in Court, or otherwise [Line 27] for the more sure Conveying and Confirming of the aforegranted Premises, to him the said William Wilson Rawes, his Heirs and Assigns forever, as him or them, or his, and their [Line 28] Councell learned in Law, shall be reasonably devised, advised, or required. In Witness whereof I, the said Thomas Groves have hereunto set my Hand and Seal [Line 29] this second Day of February, in the year of our Lord, One thousand seven Hundred and seventy five, in the fifteenth year of the Reign of our Sovereign Lord George [Line 30] the third, King of great Britain and soforth.

AT THIS COURT came William Wilson Raws upon the surrender and / alienation of Thomas Greaves otherwise Groves / and took the said Lord before his said Steward / One Close called White Acre at Swindale part of Curwens Lands / with the Appurtenances, within the said Manor of the apportioned / Yearly Customary Rent of One shilling and Twopence / and other Dues, Duties and Services, TO HOLD to the said William Wilson / Raws during the joint Lives of the said / Lord and of the Tenant / according to the Custom of the said Manor / YIELDING AND PAYING therefore the / said Yearly Customary Rent of One shilling and Twopence / and all other Rents, Fines, Dues, Duties and Services, therefore due at the several / Days and Times accustomed, and having paid Eleven shillings & Eightpence / for a Fine as in the Margin, is thereupon admitted Tenant thereof.
