This is the last Will and Testament / of me Thomas Carey Palmer of Bromley in the County of Kent Esqre /
I give and bequeath unto my dear Wife Elizabeth Rebecca Palmer All my share / estate right and interest in or
to the three freehold messuages or tenements with the / Gardens and Appurtenances to the same respectively
belonging situate in Wigmore / Lane in Bromley aforesaid To hold the same unto and to the use of my said Wife /
her heirs and assigns for ever absolutely I also give and bequeath to my said Wife All that / Freehold messuage
or tenement wherein I now reside with the Yards Gardens and / Appurtenances to the same belonging And also the
messuages or tenements with / the Appurtenances adjoining thereto respectively situate in Mill Lane in Bromley
/ aforesaid And also the several pieces or parcels of Land now held and occupied by / me in connection with
my said dwellinghouse part whereof were purchased by me / of Mr Hayward and the other part thereof of Lord
Gwyder with the rights members / and appurtenances to the same respectively belonging To hold the same unto
my / said Wife and her assigns during the term of her natural life Provided she shall so / long continue a
Widow and unmarried she keeping the said messuage or / dwellinghouse in good and tenantable repair And from and
after the decease or / marriage of my said Wife which shall first happen that I give and bequeath the / said
messuage or dwellinghouse and other the messuages or tenements Lands / hereditaments and Premises lastly
hereinbefore mentioned unto and to the use of / my Nephew James Craig Bate and his assigns for and during the
term of his natural / life And after his decease Then to the use of such one or more of the Children of the /
said James Craig Bate who being a Son or Sons shall live to attain the age of / twenty one years or being a
daughter or daughters shall live to attain that age or be / married for such estate or estates in such parts
shares and proportions and in such manner as my said Nephew shall / by any Deed or Justament to be
sealed and delivered by him in the presence of and / attested by two or more Credible Witnesses or by his last
Will and Testament or any / Codicil thereto duly signed and published by him in the presence of three or more
/ Credible Witnesses shall appoint And in default of any such appointment Then to the

use of all and every the Children or Child of the said James Craig Bate who in / being a son or sons shall live
to attain the age of twenty one years or being a daughter or daughters shall live to attain that age or be
married if more than one / in equal shares and proportions and their respective heirs and assigns as Tenants /
in Common and not as joint Tenants And if there shall be only one such child who / shall live to attain such
age or be married as aforesaid Then to such only Child / his or her heirs and assigns for ever But in case the
said James Craig Bate shall / have or Child who being a son shall live to attain the age of Twenty one years
/ or being a daughter shall live to attain that age or be married Then after the / decease of the said James
Craig Bate I give and bequeath the same messuages / lands and hereditaments To the use of such one or more of
the Sisters of the said / James Craig Bate for such Estate or Estates in such parts shares and proportions and
as such manner as he the / said James Craig Bate by such Deed or Will to be executed or published by him /
as aforesaid shall appoint And in default of any such appointment Then to / the use of all and every the
Sisters of the said James Craig Bate living at the / time of my decease and their heirs and assigns for ever
as Tenants in Common / and not as joint Tenants I give and bequeath to Robert Booth Rawes William /
Thompson Rawes and Mary Rawes (my Brothers and Sister in Law) each of / them the sum of One hundred pounds as
small tokens of my affection for them / I give and bequeath to such of my Servants after named who shall
be living / with me at the time of my decease the Legacies following namely To Charles / Cork Joseph Jones and
Ann Goyne Twenty pounds each and to James Gibbs / Gardener Jemima Pettit and Mary Milstead Ten pounds each I
also give & / bequeath to William and Charles Robson of Abchurch Lane the sum of twenty / five pounds each And
I give to my Friend Thomas Estall of Saint Johns Church / Yard Plaisterer and whom I have appointed to be one
of the Trustees to this / my Will the sum of one hundred pounds And I direct that the whole of the / foregoing
Legacies shall be paid free of Legacy duty And which Legacy duty / I direct shall be paid out of my residuary
Estate I give and bequeath all the / rest residue and remainder of my Freehold and Leasehold messuages or in
Tenements Lands Hereditaments and Estates and parts and shares of Freehold / messuages Lands Hereditaments and
Estates whatsoever and wheresoever in / possession reversion remainder or expectancy or which I have the powers
of / disposing of by this my Will with their respective rights members and appurts / unto and to the use of
the said William Thompson Rawes and Thomas / Estall their heirs executors administrators and assigns according
to the nature / of the tenure of the said Estates respectively upon Trust with and out of the rents / and
profits thereof in the first place to pay and discharge the costs and perform the / covenants payable and to
be performed in respect of the same and all taxes / expenses of Insurances and other outgoings whatsoever for or
in respect of the said / Premises respectively And after payment thereof and subject thereto In Trust by / and
out of the rents and profits thereof to pay to my said Wife and / her assigns One Annuity or clear yearly sum
of Twelve hundred pounds (£1200) / per Annum during to term of her natural life Provided she shall so long /
continue a Widow and unmarried the same Annuity to be paid without any / reduction or abatement whatsoever by
four equal quarterly payments in every / year and the first quarterly payment thereof to begin and be paid or
payable the day next after my decease And after payment thereof and subject thereto In / Trust to pay and
apply the residue of such costs and profits as follows that is to say / I will and direct that so much of such
costs and profits as shall arrive due and / become payable from the time of my decease for and during the
period of twelve / Calendar months next after the first quarterly or half yearly days of payment / of each
rents respectively reserved under any existing Lease or agreement in / writing (in the Cases where the same
shall arrive) due under any existing / Lease or Agreement in writing (And for and during the period of twelve
months / next after the usual quarter day for payment of rent) in the cases where there / shall be no existing
lease or agreement in writing) shall sink into and form

part of my residuary personal Estate and be paid to my Executrix accordingly / And as to for and containing
the residue of such rents and profits thenceforth to receive / due and become payable during the life or
Widowhood of my said Wife In Trust to pay / the same unto and equally between my Sister Frances Ann Bate and
her Children / living at the time of my decease and the survivors and survivor of them subject / nevertheless
to the proviso hereinafter contained that is to say provided nevertheless / and my Will is that if any of my
Sister's said Children shall happen to die in my / lifetime or in the lifetime and widowhood of my Wife leaving
issue the issue of such deceased / Child shall be entitled to the deceased Parents share of such rents and
profits And / I also will and direct that the share or shares of my said Sister and her daughters / or the
Female issue of any deceased Child shall be paid to them respectively for their / sole and separate use free
from the control debts or engagements of any Husband or Husbands respectively And their receipt or receipts
alone notwithstanding coverture] / shall be a good and sufficient discharges from time to time for the same And
from / and after the decease or marriage of my said Wife which shall first happen (after / the expiration of
such twelve months and not in any event sooner) Then upon / Trust And I will and direct that the said William
Thompson Rawes & Thomas / Estall and the survivor of them and the heirs executors and administrators of such /
survivor do and shall convey assign and dispose of my said Freehold & Leasehold / Estates respectively and the
rents and profits thereof To and upon the several Trusts / and in manner following or as nearthereto as the
deaths of parties and other circumstances / will then admit of that is to say As to for and concerning my
moiety or half part / or share of and in the Leasehold messuages or tenements and Premises situate / in Saint
John Street Westminster and adjacent thereto held under a Lease / from Henry Martin Green Esquire upon Trust
(after payment of such outgoings as / aforesaid) to lay out and invest the rents and profits thereof from time
to time to the / extent of one thousand pounds in the Public Stocks or Funds as or upon Covenant / or real
securities at interest upon the trusts and for the intents and purposes here- / inafter mentioned or referred
to and from and after the appropriation and investment / of the said sum of one thousand pounds Then In Trust
to assign and make over / the same Leasehold Estate to two or more persons to be nominated by my said / Sister
as Trustees for the purposes after mentioned their executors administrators / and assigns subject to the rents
and covenants payable and to be observed and / performed in respect of the same upon and for the trusts intents
and purposes following / that is to say upon Trust in the first place to pay and discharge all outgoings /
whatsoever payable in respect of the same Leasehold Premises And after / payment thereof In Trust to pay the
rents and profits thereof to my said Sister / during the life for her sole and separate use free from the
control debts or engagements / of her Husband and her receipt or receipts alone notwithstanding Coverture to
be / good and sufficient discharges for the same And from and after her decease In / Trust to assign transfer
and dispose of the same Leasehold Estate and the rents and / profits thereof to and amongst such Child or
Children of my said Sister or the issue / of any Child or Children dying in her lifetime in such shares and
proportions / manner and form as my said Sister by any Deed or Writing with or without / power of revocation
to be by her duly executed in the presence of and attested by / two or more credible Witnesses or by her Will
duly signed and published by her / in the presence of the like number of Witnesses shall from time to time or
at any / one time during her life notwithstanding her Coverture direct or appoint And in / default of any such
direction or appointment And as to so much or such part thereof / whereof no such direction or appointment
shall be made as aforesaid In Trust / for such of the Children of my said Sister who shall be living at the
time of her decease / and the issue of any deceased Child (such issue taking only his her or their Parents /
share respectively) equally to be divided between them share and share alike / and their respective executors
administrators and assigns as Tenants in common / And as to and concerning the stocks funds and securities in
or upon which the sum / of one thousand pounds is so to be laid out and invested out of the rents and profits
of / the last mentioned Leasefold Premises as aforesaid I will and direct my said

Trustees to pay and apply the same and the dividends and annual produce / thereof to and for the benefit of
my said Sister Frances Ann Bate and her Family / in the like manner as in and by the Settlement made on her
marriage with her / Husband James Bate dated the first day of November one thousand seven hundred and
/ ninety nine in expressed and declared of and concerning the portion or / fortune of the said Frances Ann
Bate thereby settled or intended so to be and the / same is to be accepted and taken by the said Frances
Ann Bate and her Family in / full satisfaction and discharge of any Claim or demand or supposed claim or /
demand they may have upon me or my Estate as Executor of my deceased / Father under the same Indenture of
Settlement or in respect of any of the Trust / monies funds or securities therein mentioned And as to and
concerning my / Leasehold Estate and interest of and in divers messuages or Tenements Lands & / Premises
situate in Spital Fields and called or known by the name of the Tenter / Ground Estate And also as to and
concerning my moiety or half part of the Freehold / Estate and Interest of and in the same messuages Lands
and Premises called the / Tenter Ground Estate (subject to the said Lease affecting the Entirety thereof)
In Trust / to assign convey and make over the same to two or more Trustees to be nominated / by my Nephew
the said James Craig Bate and their heirs executors admons / and assigns (subject as to the Leashold
Interest to the rent and covenants / contained in the Leace thereof) upon Trust by and out of the rents
and profits / thereof to pay the following Annuities namely To my said Sister Frances Ann / Bate an
Annuity of one hundred pounds per Annum To my Niece Lady / Frances Ann Rowe an Annuity of two hundred
pounds per Annum To my / Niece Ellen Mary Sainthill an Annuity of one hundred and sixty pounds / per Annum
To my Niece Bless Roberta Bate an Annuity of one hundred & / ten pounds per Annum To my Niece Harriet Rowe
an Annuity of sixty five / pounds per Annum and to my Niece Susan Moring Bate an Annuity of twenty / five
pounds per Annum the said several Annuities to be paid half yearly / and the first half yearly payment
thereof to begin and be made at the end / of six months next after the decease or marriage of my said wife
which shall first / happen (after the expiration of such twelve months as aforesaid) without any /
deduction whatsoever together with a proportionable part of the said Annuities / upon to the day of the
death of my said Sister and Nieces respectively and which / said several Annuities I do hereby give and
bequeath to my said Sister and / Nieces respectively payable out of the last mentioned Premises and direct
that / the same Annuities shall be paid to my said Sister and Nieces respectively for / their sole and
separate use and not to be liable to the control debts or / engagements of any Husband or Husbands
respectively with whom at the / time of my decease they may be married or may thereafter intermarry And /
the receipts of my said Sister and Nieces alone from time to time notwith- / standing Coverture shall be
good and sufficient discharges for the same / And after payment of the said several annuities and subject
thereto To the use of or in trust for my said Nephew James Craig Bate and his issue for / such Estate or
Estates and with the like power of Appointment amongst them / And if no such issue then with such power of
Appointment amongst the Sisters / of the said James Craig Bate and such limitations over in favor of such /
sisters (in default of appointment) as I have hereinafter given or expressed / and declared of and concerning
my messuage lands and hereditaments at / Bromley after the decease or marriage of my said Wife as aforesaid or
as near / thereto as the nature of the respective properties and other circumstances will / admit thereof And
as to and concerning my moiety or half part or share of and / in certain Freehold Hereditaments and Premises
called Brick Farm situate at / Ravensden in the County of Bedford with the Appurtenances In Trust to / convey
the same to two or more Trustees to be nominated by my said Niece / Lady Frances Ann Rowe and their issues To
the use of the same Trustees / and their Heirs during the life of my said Niece Lady Frances Ann Rowe / In
trust for her and her Assigns during her life for her sole and separate use / independent of her Husbands and
not to be liable to his debts control or

engagement And from and after her decease Then to the use of such one or more / of her Children and if more
than one in such parts shares and proportions / manner and form as the said Frances Ann Rowe shall by
any deed or instrument / in writing duly executed by her with or without power of revocation and new /
appointment or by her last Will and Testament signed and published in the / presence of and attested by
three or more Credible Witnesses shall notwithstanding her / Coverture direct or appoint and in default of
any such Appointment and as to so / much and such part thereof whereof no such Appointment shall be made To
the / use of such Child or Children of the said Frances Ann Rowe who being a son or / sons shall live to
attain the age of twenty one or being a daughter or daughters / shall live to attain that age or be married
his or their heirs and assigns for ever and / if more than one in equal shares and proportions as Tenants in
Common and not / as joint Tenants and if my said Niece Frances Ann Rowe shall have no Child who / being a
son or sons shall live to attain the said age of twenty one years or being a / daughter or daughters shall
live to attain that age or be married Then to the use / of such person or persons absolutely as at the time
of her decease would be entitled / thereto in case the same had been personal instead of Freehold Estate and
in case / the said Frances Ann Rowe has been absolutely entitled thereto and had died in / Intestate and
without issue And as to and concerning such and so many of the / several Leasehold messuages tenaments and
Premises situate at Balls Pond in / the Parish of Saint Mary Islington in the County of Middlesex (part of
the / Leasehold Premises holden by me under the Marquis of Northampton) as are / mentioned and comprised in
the several Leases thereof marked respectively with the / Numbers 5 6 and 7 on the leases and in the Plan
signed by me referring to this my Will with the / Appurtenances In Trust to assign and make over the same to
two or more Trustees to / be nominated by my Niece Ellen Mary Sainthill and their executors administers &
assigns / subject to the rents and covenants payable and to be observed and performed in respect of / the same
In Trust in the first place to pay and discharge all outgoings whatsoever / payable in respect of the same
Leasehold Premises respectively and after payment / thereof and subject thereto In Trust to pay the rents
issues and profits thereof to my said / Niece Ellen Mary Sainthill and her assigns during her life for her
sole and separate / use free from the Control debts or engagements of her present or any future Husband & her
receipts alone notwithstanding Coverture to be good and sufficient discharges for / the same and from and after
her decease In Trust to assign transfer and dispose / of the same Leasehold Premises to and amongst the Child
or Children of the said / Ellen Mary Sainthill and if more than one in such parts shares and proportions /
manner and form and with under and subject to such powers provisoes conditions / and agreements as the said
Ellen Mary Sainthill by any Deed or justament in / writing duly executed by her with or without power of
revocation and new / appointment or by her last Will and Testament signed and published in / the presence of
and attested by two or more credible Witnesses shall notwithstanding / her Coverture direct or appoint And in
default of such direction or appointment and / as to so much and such part thereof whereof no such appointment
shall be made / as aforesaid In Trust for all and every the Child and Children of the said Ellen / Mary
Sainthill who being a Son or Sons shall live to obtain the age of twenty / one years and who being a daughter
or daughters shall live to attain the said / age of twenty one years or be married And if more than one such
child in equal / shares and proportions and their respective executors administers and assigns as Tenants in
Common and not as joint Tenants And in case there shall not be any / Child of the said Ellen Mary Sainthill
who being a Son or Sons shall live to / attain the age of twenty one years or being a daughter or daughters
shall live / to attain the said age of twenty one years or be married Then In Trust for such a / person or
persons as at the time of the decease of the said Ellen Mary Sainthill / would be entitled thereto in case she
had been absolutely possessed of the Trust Estate / and Premises lastly mentioned and had died intestate and
unmarried And as to for and concerning my Leasehold messuage or tenement and Premises being N.83 / in Eaton
Square And also my Leasehold messuage or tenement and Premises N.9

in Belgrave Street both in the Parish of Saint George Hanover Square in the / County of Middlesex and which I
hold under the Marquiss of Northampton with / the Appurtenances In Trust to assign and make over the same to
two or more / Trustees (one of them at least to be nominated by my Niece Caroline Shearman / and one other of
the Trustees at least to be nominated by my Niece Elizabeth / Bate) and their executors administrators and
assigns subject to the rent & covenants / to be paid and performed in respect of the same upon the Trusts
following that is / to say As to for and concerning one moiety or half part of the said leasehold / messuages
and Premises and the rents and profits thereof upon the life Trusts / for the sole and separate benefit of my
Niece Caroline Shearman and her Child / or Children with the like power of appointment or amongst them and the
like / limitation over in default of such appointment as to the whole or any part of the / Premises not so
appointed and in like manner in all respects as is hereinbefore / expressed and declared of and concerning or
with reference to the Leasehold Estate and / Premises hereinbefore directed to be assigned and settled for or
for the benefit of my / said Niece Ellen Mary Sainthill and her issue as aforesaid And in case there shall /
not be any Child or Children of the said Caroline Shearman who being a son / or sons shall live to attain the
age of twenty one years or being a daughter or / daughters shall live to attain the said age of twenty one
years or be married / Then In Trust for such person or persons as at the time of the decease of the said /
Caroline Shearman would be entitled to the trust Estate and premises lastly / hereinbefore given or directed to
be settled for her benefit as aforesaid in case she / had been absolutely possessed thereof and had died
intestate and unmarried / And as to and concerning the other moiety or half of the said Leasehold / messuages
and Premises in Eaton Square and Belgrave Street aforesaid and / the rents and profits thereof upon the like
Trusts for the sole and separate benefit / of my said Niece Elizabeth Bate and her Child or Children with
the like power / of appointment to or amongst them and the like limitation over in default of / such
appointment as to the whole or any part of the premises not so appointed / and in like manner in all respects
as is hereinbefore expressed and declared of & / concerning or with reference to the Leasehold Estates and
premises hereinbefore / directed to be assigned and settled for or for benefit of my said Niece Ellen Mary /
Sainthill and her issue as aforesaid And in case there shall not be any Child or / Children of the said
Elizabeth Bate who being a son or sons shall / live to attain the age of twenty one years or being a daughter
or daughters shall / live to attain the said age of twenty one years or be married Then In Trust for / such
person or persons as at the time of the decease of the said Elizabeth Bate / would be entitled to the Trust
Estate and Premises lastly hereinbefore given or / directed to be settled for her benefit as aforesaid in
case she had been absolutely / possessed thereof and had died intestate and unmarried And as to and concerning
/ my moiety of a certain Freehold Farm Lands and Hereditaments situate at or / near Henly Hill in the County
of Herts with the appurtenances And also as to / such and so many of the Leasehold messuages and Premises at
Balls Pond in / aforesaid as are comprised in the several leases thereof marked respectively thereon and in
the / said Plan with the Numbers 8 9 10 with the Appurtenances In Trust to convey / assign and make over the
same to two or more Trustees to be nominated by my / Niece Bless Roberta Bate and their heirs executors
administrators and assigns / according to the nature and quality of the said Estates respectively subject as
to the / Leasehold Premises to the rents and covenants payable and to be observed and / performed in respect of
the same upon the like Trusts for the sole and separate / benefit of my said Niece Bless Roberta Bate and her
Child or Children with the like / power of Appointment to or amongst them and the like limitation over in
default of / such appointment as to the while or any part of the premises not so appointed / and in like manner
in all respects as is hereinbefore expressed and declared of and / concerning or with reference to the
Leasehold Estates and Premises hereinbefore / bequeathed to or directed to be assigned and settled for or for
the benefit of my said / Niece Ellen Mary Sainthill and her issue as aforesaid or as near thereto as the

respective natures and qualities of the last mentioned trust Estates will admit of / And in case there shall
not be any Child or Children of the said Bless Roberta Bate living / at her decease who being a son or sons
shall live to attain the age of twenty one / years or being a daughter or daughters shall live to attain the
age of twenty one years or be married Then In Trust for such person or persons as at the time / of the
decease of the said Bless Roberta Bate would be entitled to the trust Estates & / Premises lastly hereinbefore
given or directed to be settled for her benefit as aforesaid / in case the whole thereof had been Personal
Estate and she had been absolutely / possessed thereof and had died intestate and unmarried And as to and
concerning / such and so many of the Leasehold messuages and premises at Balls Pond / aforesaid as are
comprised in the several leases thereof marked respectively [--- or ---] and in the / said Plan with the
Numbers 1 2 and 4 with the Appurtenances In Trust to / assign and make over the same to two or more Trustees to
be nominated by my / Niece Harriet Rowe and their executors administrators and assigns subject to the / rent and
covenants to be paid observed and performed in respect of the same / respectively upon the like Trusts for the
benefit of my said Niece Harriet Rowe and / and[sic] her Child or Children with the like power of appointment
to or amongst them / and the like limitation over in default of such appointment as to the whole or any / part
of the Premises not so appointed and in like manner in all respects as is / hereinbefore expressed and
declared of and concerning or with reference to the / |Leasehold Estates and Premises hereinbefore bequeathed
to or directed to be assigned and settled / for or for the benefit of my said Niece Ellen Mary Sainthill and
her issue as afore / said And in case there shall not be any Child or Children of the said Harriet / Rowe who
being a son or sons shall live to attain the age of twenty one years or / being a daughter or daughters shall
live to attain that age or be married Then In / Trust for such person or persons as at the time of the decease
of the said Harriet / Rowe would be entitled to the trust Estates and Premises lastly hereinbefore given or /
directed to be settled for her benefit as aforesaid in case she had been absolutely possessed / thereof and
had died intestate and unmarried And as to and concerning my moeity / of certain Freehold messuages and
Premises situate in the Parish of Saint Mary / Whitechapel in the County of Middlesex And also my Leasehold
messuages and / Premises situate in and about Vincent Square Westminster which I hold under / the Dean and
Chapter of Westminster with their respective appurtenances In / Trust to convey assign and make over the same
to two or more Trustees to be / nominated by my Niece Susan Moring Bate and their issues executors admons / and
assigns (subject as to the Leasehold Premises to the rents and Covenants to be / paid observed and performed
in respect of the same) upon the life Trusts for the / benefit of my said Niece Susan Moring Bate and her
Child or Children with the / like power of appointment to or amongst them and the like limitation over in /
default of such appointment as to the whole or any part of the Premises not so / appointed and in like manner
in all respects as hereinbefore expressed and declared / of and concerning or with reference to the Leasehold
Estates and Premises herein / before bequeathed to or directed to be held In Trust for or for the benefit of
any said / Niece Ellen Mary Sainthill and her issue as aforesaid or as near thereto as the / respective
natures and qualities of the last mentioned Trust will admit of / And in case there shall not be any Child or
Children of the said Susan Moring / Bate who being a son or sons shall live to attain the age / of twenty one
years or being a daughter or daughters shall live to attain the said age of twenty one / years or be married
then In Trust for such person or persons as at the time of the / decease of the Susan Moring Bate would be
entitled to the said Trust Estates and / Premises lastly hereinbefore given or directed to be settled for her
benefit as aforesaid / in case the whole has been personal Estate and she had been absolutely possessed /
thereof and had died intestate and unmarried And as to and concerning the / Leasehold messuage or tenement
Land and Premises at Balls Pond aforesaid / comprised in the lease thereof marked thereon and in the said
Plan with the number 11, my / will is that the said William Thompson Rawes and Thomas Estall their / executors
administrators and assigns shall continue to hold and stand possessed / of the same for the remainder of my
term and interest therein subject to the rent

and covenants contained in the Lease thereof In Trust (as to such part or parts of / the Grounds comprised in
such last mentioned Lease as I have appropriated to the / Gardens of the Houses in the other Leases at Balls
Pond above mentioned) for & / for the benefit of the several persons respectively entitled to such Leases under
the / Trusts or directions hereinbefore contained according to their respective Estates and / interests
therein And as to the residue of the Premises comprised in such Lease / numbered 11 In Trust for and for
general benefit of all the persons interested in / the said other Leases at Balls Pond aforesaid according to
their respective Estates / and interests therein I having in fact taken the Premises comprised in the said /
Lease Numbered 11 as and for the general benefit and accommodation of the Property / comprised in the aforesaid
other Leases Provided always and my will is that / notwithstanding the Trusts hereinbefore declared or
directed It shall be lawful for / each of my said Nieces respectively by any Deed or Justament in writing
duly / executed by her or by her last will to be signed and published in the presence of / and attested by two
or more credible Witnesses to give limit or appoint out of the / messuages and premises hereinbefore given to
or directed to be settled for her benefit / as aforesaid or the rents and profits thereof an Annuity to her
Husband during / his life and subject to such terms and conditions as she may think fit but such / Annuity is
not to exceed one moiety or half part of the clear rents and profits of her / respective Trust Estate as the
same shall happen to be at the time of her decease and / not to commence sooner than the time of her decease
And that a proper Power be / introduced to that effect in the conveyance assurance or settlement of each of my
said / Nieces Trust Estates respectively Provided also And I do herebyfurther will & direct / that in every
such deed of conveyance assignment or settlement hereinbefore directed / to be made as aforesaid there shall
respectively be contained a power forenabling / the Trustees therein named or other the Trustees for the time
being acting in the / respective Trusts thereof with the consent of the person or persons respectively & /
beneficially entitled for the benefit being to the rents and profits of the trust Estates / and Premises if
of full age but if under age then of the proper authority of such / Trustees or Trustee for the time being to
devise or lease all or any part of the trust / Estates and Premises respectively for any term or number of
years at fair and / reasonable rents and either taking or without taking any fine or premium for making /
the same And also a power with the like consent or authority sell and dispose / of the trust Estates and
Premises comprised in any and every such Deed or Deeds as / aforesaid and also to exchange the same for other
property of the like nature or / effect a partition of the same where a moiety or part or share only is
conveyed or / settled and to receive any money for Equality of Exchange or Partition and upon / receipt of
the Purchase money for the same or any money for equality of / exchange or partition or as fine or premium for
making any lease or leases / respectively to sign and give receipts and discharges for the same with a /
declaration that the person or persons paying their purchase or other monies / to such Trustees or Trustee and
taking such receipts or receipt shall not afterwards be / answerable or accountable for the same or be obliged to see to
the application / thereof And also a Declaration that the monies so to be received by such Trustees / or
Trustee respectively as aforesaid shall be laid out either in the purchase of other / Freehold Copyhold or
Leasehold Estates (such Leasehold estates not having a lesser / term than fifty years then to run therein)
or in or upon the Public stocks or funds or Government or real securities at interest with power from time
to time to alter and / change such stocks funds and securities with such consent as aforesaid and which /
said estates stocks funds and securities and the dividends interest and annual / produce thereof shall be
held or otherwise paid applied and disposed of upon and / for the like trusts interests and purposes and
in like manner as the Trust Estates & / Premises from which the same shall have arisen and the rents and
profits thereof / would go or be applicable unto in case the same has not been sold or exchanged / or
divided and also a power for the containing Trustees or Trustee or the executors / of a surviving Trustee
to appoint a new Trustee or new Trustees in the place or / Head of any Trustees or Trustee dying or
declining or becoming incapable to act

in the Trusts to which they or he shall have been appointed Trustees or Trustee / before the Trusts shall
have been fully executed And also a proviso for indemnifying / the Trustees to be nominated and
appointed as aforesaid from all Personal loss / or liability whatsoever except what may happen by or through
their own wilful / neglect or default respectively and also all such other powers provisoes conditions / and
agreements as Councel may advise not inconsistent with the trusts herein / before expressly or by reference
directed of and concerning the several Estates and / Premises hereinbefore directed to be conveyed assigned
and settled as aforesaid / and with such variation in the trusts thereof as the deaths of parties or other /
circumstances at the time of the execution of every such Deed may render necessary / and as Councel shall
approve of And I further will and direct that the Trustees / so to be nominated by my said Sister and
Nieces respectively shall be so named and / appointed by them respectively within twelve Months next after
the decease or / marriage of my said Wife and in default of any such nomination being / made then that the
said William Thompson Rawes and Thomas Estall and / the survivor of them and the Executors and Administrators
of such survivor / shall no longer be answerable or accountable for any Estate and Premises or / the rents
and profits thereof of which no Trustee shall have been so nominated as /aforesaid nor for any loss or damage
that may happen thereto unless my said / Trustees shall alter the expiration of such twelve months be willing
to continue to / act until the nomination of such Trustees shall have been made and the Deed / of Settlement
made and executed as aforesaid And I also Will and direct that / all the expenses attending every such deed
of conveyance assignment or Settlement / as aforesaid shall be born and paid by the person or persons for the
time being / beneficially entitled to the rents and profits of the Trust Estate and Premises / comprised in
every such deed respectively or by and out of such rents and profits thereof / respectively in the first
instance And a trust introduced for that purpose if my Trustees / shall require the same and that an attested
Copy and of every such Deed as / aforesaid shall be made and delivered to my said Trustees And I also Will and
/ direct that after the execution of every such Deed as aforesaid the Trustees or Trustee / for the time being
acting in the Trusts of this my Will shall be thenceforth absolutely / released exonerated and discharged from
all responsibility and liability whatsoever / in respect to the Estates and Premises do respectively by them or
him conveyed / assigned and settled as aforesaid And in as much as it may happen that either my / said Sister
or one or more of my said Nieces may happen to die in my Wife's / lifetime and before such deed or deeds of
conveyment and settlement can be made / agreeably to the Trusts and directions hereinbefore contained I
therefore will and / direct that my said Sister and Nieces respectively shall have the like power of /
appointing the trust Estate and Premises hereinbefore directed to be conveyed and / settled for their benefit
respectively as aforesaid to and amongst their Children / during the lifetime of my said Wife as they would have
in case my said Wife were / deceased and such deed or deeds of conveyance or settlement were actually executed /
And if any such event should happen Then I will and direct that the Trustees to / be nominated and appointed for
executing the Trusts of the Trust Estates and Premises respectively / of whom my said Sister or Nieces
respectively would if living have had the / nomination shall be thereupon nominated and appointed by the
person or / persons for the time being beneficially entitled to the rents and profits of the Trust / Estates
and Premises respectively (if of full age) but if under age then by the Guardian / or Guardians for the time
being of such person or persons respectively Provided always / And I do hereby declare that it shall be lawful
for the said William Thompson / Rawes and Thomas Estall and the survivor of them and the Heirs Executors /
administrators and assigns of such survivor from time to time during the lifetime / and Widowhood of my said
Wife with the consent in writing to devise or lease the / said trust freehold and leasehold messuages lands
and hereditaments or any of them / respectively for any term or number of years to take effect in possession
and at or under / the best yearly rent and rents respectively that can be reasonably obtained for the /
Premises to be comprised in every such Lease without taking any fine

Lessee for the payment of the rent to be thereby received and / also a Clause or Proviso for secuty[sic] on

Clause / or words exempted from punishment or committing waste Provided also and my Will / is that it shall
be lawful for the said William Thompson Rawes and Thomas Estall / and the survivor of them and the heirs
executors or administrators of such survivor / and they and he are hereby authorised and empowered at any
time or times during / the life time and Widowhood of my said Wife with her consent and approbation in /
writing and also with the consent in writing of such person or persons respectively as / for the time being
shall be next benefically entitled in succession expectant on the / decease or marriage of my said Wife to
the rents and profits of the particular Estate / or Estates hereditaments and Premises respectively required
to be sold exchanged or / partitioned under this present power to make sale and dispose of or to convey in /
exchange for or in lieu of other messuages lands or hereditaments to be situate / somewhere in that part of
Great Britain called England or in Wales all or any part / of the hereditaments or parts of the hereditaments
hereby given and devised as afore- / said to any person or persons whomsoever either together or in parcels
and for such / price or prices in money or for such equivalent or recompense in messuages lands or /
hereditaments as to them the said William Thompson Rawes and Thomas Estall / or the survivor of them or his
heirs executors or administrators shall seem reasonable / and also to join and concur with the person or
persons who for the time being shall / be seized or entitled to the remaining half parts or shares of the
hereditaments & / Estates one moiety or part or share whereof is hereby given and seized as aforesaid / in
the making and rendering effectual any partition or division of the said / messuages lands and hereditaments
hereinbefore mentioned And for the several as ever intents purposes aforesaid or any of them It shall and may
be lawful to and for / the said William Thompson Rawes and Thomas Estall or the survivor of them / and the heirs
executors or administrators of such survivor with such consent and / approbation and so testified as aforesaid
by any deed or deeds writing or writings / to be sealed and delivered in the presence of and attested by two
or more credible / Witnesses to revoke determine and make void all and every the uses estates[?] trusts
limitations / powers provisoes and agreements hereinbefore expressed declared and contained of and / concerning
the hereditaments and Premises so to be sold exchanged parted or divided / or any part thereof and by the same
or any other deed or deeds writing or writings to be by them or him sealed and delivered and attested as
aforesaid to limit and / appoint first and declare such use or uses estate or estates trust or trusts of the
Heredits / and Premises the uses whereof shall be so revoked which it shall be thought / necessary or expedient
to limit declare or appoint in order to effect such sale exchange / or disposition partition and division as
aforesaid and that it shall be lawful for the / said William Thompson Rawes and Thomas Estall or the survivor
of them or the / heirs executors or administrators of such survivor to take any sum or sums of money / by way
of equality of exchange or partition as they or he may think fit and upon / payment of the money to arise by
such sale or sales of the said hereditaments or nay / part thereof or to be received or taken for equality of
exchange or partition It shall / and may be lawful to and for the said William Thompson Rawes and Thomas Estall

shall be sufficient discharges to the person or / persons paying the same respectively for the money for which

received And that the person or persons paying the same respectively & taking / such receipts or receipt for
the same as aforesaid shall not afterwards be obliged to / the application or be in any wise answerable or
accountable for any loss / misapplication or nonapplication of such money or any part thereof And I also / will

consent as aforesaid place out and invest such sum or sums of / money so to be received by them on every

/ in the Public Stocks or Funds or at interest upon Government or real securities and / from time to time
with such consent as aforesaid to alter vary sell transfer and / dispose of such stocks funds or securities and
again to lay out and invest the money / arising by such alteration sale transfer or disposition upon new or
other stocks / Funds or securities as often as they shall think proper And that they do and shall / stand
and be possessed of and interested in all such Estates stocks funds and securities / and the interest
dividends and annual proceeds thereof upon and for the like trusts / intents and purposes as are hereinbefore
expressed and declared of and concerning / the hereditaments and Premises which shall under or by virtue of
this present / power be sold exchanged or divided and the rents issues and profits thereof and be / assigned
transferred and disposed of accordingly or as near thereto as the change / of the property and other
circumstances will admit of Provided always And I so / hereby declare that the receipt or receipts of the
Trustees or Trustee for the time being / of this my will for any sum or sums of money whatsoever payable to
them her or / him under or by virtue of this my Will shall be sufficient and effectual discharge / or
sufficient and effectual discharges for the same respectively or so much thereof / respectively as in or by
such receipt or receipts respectively shall be expressed or / acknowledged to be received And that the person
or persons to whom the same / shall be given his or their heirs executors or administrators shall not
afterwards be / answerable or accountable for the misapplication or nonapplication thereof or be / obliged to
see the application thereof Provided always And I do hereby further / declare that if the said Trustees in and
by this my Will nominated and appointed / or to be nominated and appointed as hereinafter is mentioned or either
of them shall happen to die or decline or / become incapable to act in the Trusts hereby in them respectively
reposed as aforesaid / before the said Trusts respectively shall be fully executed Then and so often as the /
same shall happen It shall be lawful for the surviving or continuing Trustee of / this my Will or the
executors or administrators of the last surviving or continuing / Trustee with the consent and approbation of
my said Wife during her lifetime / and Widowhood by any deed or deeds writing or writings to go by them him or
her / respectively sealed and delivered in the presence of and attested by two or more / Credible Witnesses
from time to time to nominate substitute or appoint any / person or persons to be a Trustee or Trustees in the
stead or place of the Trustees or / Trustees so dying or declining or becoming incapable to act as aforesaid
And that / when and so often as any new Trustee or Trustees shall be nominated and / appointed as aforesaid
All the trust Estates monies and Premises shall there / upon be conveyed assigned and transferred in such sort
& manner and so as that / the same respectively shall and may be legally and effectively vested in such new /
Trustee or Trustees either solely or jointly with the surviving or continuing Trustee / or Trustees as the
case may require upon the same Trusts respectively as are here / inbefore respectively declared of and
concerning the same trust estates monies and / premises respectively or such of them as shall or may be then
subsisting or capable / of taking effect And I so hereby further declare that every such new Trustee shall /
and may in all things act and assist in the management carrying on and / executing of the Trusts aforesaid as
fully and effectually and with all the same / powers and authorities as if he had been nominated a Trustee in
this my Will / Provided also And I do hereby further declare that the said several Trustees / hereby nominated

Broker or other person / with whom or in whose hands or custody any part of the Trustee monies shall or / may
be deposited for safe Custody or otherwise in the execution of the Trusts / hereinbefore mentioned And that
they or any of them shall not be answerable / or accountable for the insufficiency of any security or
securities efforts or finds in or / upon which any Trust monies shall be placed out or invested or for any
other in / misfortune loss or damage that may happen in the execution of the Trusts aforesaid / except the

said Trustees by and out of the monies which / shall come to their respective hands by virtue of this my Will
to reimburse their / wives respectively and allow to his and their Cotrustee all Costs charges damages /

the said Thomas Carey Palmer formerly of Abchurch Lane in / the City of London and of Bromley in the County
of Kent and late of Clay Hill in / Beckenham in the same County Esquire deceased for many years before and to
the / time of his death and were also well acquainted with his manner and character of / handwriting and
subscription having frequently seen him write and write and / subscribe his name to writings and having now

16th May 1839 before the Worshipful John / Elliot Pasley Robertson Doctor of Law & Surrogate by the Oath of
Elizabeth / Rebecca Palmer Widow the Relict the sole Executrix to whom Admin was granted / having been first
sworn duly to administer
