This is the last Will and Testament of me Isaac Rawes of Hunter House, Penrith in the county of Cumberland Gentleman I hereby revoke all former Wills and Testamentary dispositions made by me and declare this to be my last Will and Testament I appoint my wife Margaret Rawes and my brother Frederick Renshaw Rawes of Builth in the county of Brecon Solicitor to be executrix executor and trustees of this my Will and I also appoint my wife during her life and after her death my brother the said Frederick Renshaw Rawes to be the guardians of my infant children.

I devise all my estates and hereditaments of copyhold or customary tenure to such uses upon such trusts and subject to the provisions as the said Margaret Rawes and Frederick Renshaw Rawes or the survivors of them or other the trustees or trustee for the time being of this my Will (hereinafter called 'my Trustees') shall by deed appoint for the purpose of carrying into effect any sale or sales in pursuance of the trust hereinafter contained.

And I give and devise and bequeath all my real and personal estate whatsoever and wheresoever but as to copyhold or customary hereditaments in default of and subject to any appointment under the power hereinbefore contained Unto and to the use of my Trustees their executors and administrators respectively according to the nature and tenure thereof upon the trusts and subject to the powers and provisions hereinafter declared and contained concerning the same that is to say Upon Trust that my Trustees shall sell call in and convert into money the said real and personal estate and premises or such part thereof as shall not consist of money and shall out of the moneys produced by such sale calling in and conversion and out of my ready money pay my funeral and testamentary expenses and debts and shall invest the residue of the said moneys with power from time to time to vary the investments and shall stand possessed of the residue of the said moneys and the investments for the time being representing the same (hereinafter called 'the residuary fund') Upon such trusts to pay the income thereof to my wife during her life and after her death in trust for all my children who being sons attain the age of twenty one years or being daughters attain that age or marry under that age in equal share and if ther shall be only one such child the whole to

be in trust for that child provided always that any child of mine shall die in my lifetime leaving leaving a child or children living at my death who being a son or sons attain the age of twenty one years or being a daughter or daughters attain that age or marry under that age then and in such case the last mentioned child or children shall take (and if more than one equally between them) the share which his her or their parent woould have taken in the residuary trust fund if such parent had survived me and attained the age of twenty one years Provided that in case I shall die without leaving a child or children who shall survive me and being a son or sons shall attain the age of twenty years or being a daughter or daughters shall attain that age or marry under that age or if I shall have a child or children who shall have predeceased me without leaving a child or children living at my death who shall attain a vested interest under the clause lastly hereinbefore contained then I declare that my trustees shall stand possessed of the residuary trust fund upon trust for my brothers William Rawes John Rawes and the said Frederick Renshaw Rawes or such of them as shall be living at the time of my decease in equal shares

I empower my trustees at their discretion to raise part or parts not exceeding together one moiety of the vested or presumptive share of any child or grandschild of mine under my Will and apply the same for his or her advancement or benefit as my trustees shall think fit

I declare that my trustees may postpone the sale and conversion of any part of my property (including leaseholds or property of a terminable or wearing out nature) for so lang as they shall think fit and that they shall not sell or convert into money reversionary property before it falls into possession unless in their opinion it shall be necessary to do so to prevent lass and I direct that the rents profits and income to accrue after my death from such part of my estate as shall for the time being remain unsold and unconverted shall after payment thereout of all incidental expenses and outgoings and howsoever invested be paid and applied to the person or persons and in the manner to whom and in which the income of the proceeds of such sale and conversion would for the time being be payable or applicableunder my Will if such sale and conversion had been actually made Provided always and I further declare that my trustees may at their

discretion continue the investments of any part or parts of my estate subsisting at my death for so long as they may think fit whether the same shall or shall not be investments such as trustees are by law authorised to hold and in any case they shall continue the same I declare they shall not be responsible for any loss occasioned thereby

I declare that as regards any real or leasehold property remaining unsold my trustees may let or demise the same either from year to year or for any term of years at such rent and subject to such covenants and conditions as they shall think fit and may accept surrenders of leases and tenances cut timber expend money in repairs and improvements and generally manage the property according to their absolute discretion

In witness whereof I have set my hand to this will contained in this and two preceeding sheets of paper this fourteenth day of July One thousand nine hundred and ten

[Codicil
This is a Codicil to the last Will and Testament of me Isaac Rawes formely of Hunter House Penrith in the County of Cumberland but now of North Bank Eamont Bridge Penrith aforesaid Gentleman which will bear date the fourteenth day of July One thousand nine hundred and ten

Whereas my said Will contains a proviso as follows namely "Provided always that in case I shall die without leaving a child or children who shall survive me and being a son or sons shall attain the age of twenty one years or being a daughter or daughters shall attain that age or marry under that age or if I shall have had a child or chidren who shall have predeceased me without leaving a child or children living at my death who shall attain a vested interest under the clause lastly hereinbefore contained" now I hereby direct and declare that the following proviso shall be substituted therefor namely "Provided always that in case I shall die without leaving a child or children who

shall survive me and being a son or sons shall attain the age of twenty one years or being a daughter or daughters shall attain that age or marry under that age or if without without leaving a child or children who shall survive me as aforesaid I shall have had a child or children who shall have predeaced me without leaving a child or children living at my death who shall attain a vested interest under the clause lastly hereinbefore contained" and that my said Will shall be read and construed as if the last mentioned proviso were contained therein in the place and instead of the provoso first above mentioned and in all other respects I confirm my said Will In witness whereof I have hereunto set my hand this third day of April One thousand nine hundred and eighteen ------------
